How often does a Los Angeles chimney really need sweeping?

Use decides it, not the calendar. Our heating season runs short here, roughly three or four months of occasional evening fires between November and March, so a Valley or South Bay household burning a dozen times a winter is on a different schedule than a Craftsman in Highland Park with a fire going most cold nights. Heavy burners want a sweep every year; light burners can often stretch it, but the flue still needs eyes on it annually because nesting, cap damage and mortar cracks happen whether you burn or not.

What happens during a visit, from the knock on the door to the cleanup?

We drop cloths at the hearth, set the vacuum, and start at the firebox, checking the damper, smoke chamber and lintel. Then the flue gets brushed and the liner inspected along its length, and we go up to the roof for the crown, the cap and the spark arrestor. At the end you hear what we found, what matters now and what can wait, with photos of anything you cannot see from the floor.

How long will I be tied up, and is my living room going to be filthy?

A standard sweep and inspection runs about an hour, give or take, and longer if the flue is tall, offset, or has not been touched in a decade. Dust stays contained with drop cloths and a sealed HEPA vacuum at the opening. People expect soot on the carpet and that is not how it goes.

Which symptoms mean you should call sooner rather than later?

Smoke rolling back into the room, a fire that will not draft on the first try, or a sour smoky smell in the house during a dry August all point to something in the flue. Also look for birds, scratching, twigs in the firebox, or a cap that has blown off and left the top open. What moves the number up or down on a job like this?

The estimate is free and you approve a firm number before we touch anything. What pushes it is roof access on a steep hillside lot, flue height, and how much creosote has built up since the last cleaning. Older masonry stacks in our 1900s–1930s bungalows and Spanish Colonial Revival homes often need repointing or crown work, and many basin chimneys were rebuilt in metal or braced after the Sylmar and Northridge quakes, so that hardware gets checked too. Factory-built fireboxes from the 1970s on, like Heatilator, Superior or Majestic, usually take less time than a full masonry system.

My fireplace is gas. Does that still need service?

Accepted Answer

Yes, just not for creosote. Gas units build up a different set of problems: dirty pilot assemblies, clogged burner ports, logs sitting out of position, cloudy or loose glass, and vent terminations blocked by debris. We service Heat & Glo, Napoleon, Empire and similar sealed units, and since SCAQMD Rule 445 bars permanently installed wood-burning devices in new residential construction, a lot of newer Los Angeles homes have only this type.

Accepted Answer

Often, yes, especially outside the October-through-December rush when everyone books at once. Call in the morning and we will tell you straight whether a slot exists rather than booking you and sliding the window all day. Urgent problems like an animal in the flue or smoke entering the room get moved to the front.
