What a cracked chimney repair actually involves

Waiting is the expensive part. A separated crown lets winter storm water into the brick. Freeze is not the problem here; saturation and spalling are. Water tracks down the flue, rusts the damper, and rots framing behind the flashing. A deteriorated or absent liner is worse. Combustion gases reach wood that nobody can see.

Most of the basin splits into two jobs. Masonry first: unlined brick chimneys in pre-1930 bungalows and Spanish-style homes, clay tile liners from the 1920s through the 1950s, multiple-flue stacks serving two and three fireplaces in older estates. Earthquake movement shears crowns and opens joints above the roofline. A Level 2 video scan settles what is actually cracked before anyone quotes a rebuild.

Prefabs are the other half. Factory-built metal fireboxes with Class A double- or triple-wall chimney in chase enclosures, mostly 1970s to 2000s tracts. Near the coast, chase covers rust through from the top down. Firebox refractory panels crack and cannot be patched.

What drives the work is height, roof pitch and access, not the crack itself. Honest answer on some: an abandoned flue in a converted duplex is worth capping and sealing, not rebuilding.
